What is a home measurement or floorplan service?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a legal document that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, a certified appraiser measures your home or property with a measuring tool — either a tape measure or laser measuring device. As they move around the house, they note the layout of the rooms and other features, like stairs, hallways, and pantries. They may sketch the property. Then, the appraiser writes up a report and detailed floorplan showing the total square footage and the overall layout of the house. The final product is a legal document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When should I get a floorplan service?

Challenging real estate taxes

Tax records often reflect incorrect area of a property because the values can come from many sources, and occasionally go unverified — which means you may be taxed for more square footage than you actually own! Unless an appraiser has completed a recent evaluation or home measurement service on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge your taxes. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Marketing a home or property

A home measurement service will ensure that you're paid a fair price for your home. Square footage is one of the most important factors potential buyers look for when purchasing a home — but since these values are frequently approximated rather than accurately measured, your listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the price of your home as well as the number of potential buyers. The only guaranteed method of using a definitive GLA when listing your home is to refer to a previous appraisal or home measurement service executed by a certified appraiser (after any remodeling that may have affected square footage).

Material for real estate agents

To ensure that your client's home closes at a price that correctly reflects true market value, we advise seeking a measurement of the property. Clients, and especially potential buyers, will appreciate your thoroughness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tool for attracting potential buyers because they can review the layout and features of the house before and after touring.
